TEMPO Updates

The following changes are scheduled to occur with our Wednesday, August 26, 2009 publish.

EnhancementCMA Wizard

Highlights of the new CMA include an intuitive wizard to help you build a custom CMA presentation with editable reports, maps, graphs and themes.

Unable to edit old-format CMAs
The CMA history is available under the "Reports" menu option in TEMPO.  Beginning Aug. 26, old-format CMAs will only have the "View" and "Delete" options.  "View" will allow you to view and print the completed report.  You will not be able to edit older reports.

CMAs only stored for one year
Beginning Aug. 26, CMAs will be stored in TEMPO for only one year.

Must have Adobe Flash installed
To run the new CMA Wizard, you must have Adobe Flash Player installed. When you run the new CMA Wizard for the first time, you might be prompted to install the Adobe Flash Player if you don’t already have it. To install Adobe Flash Player, click here and follow the instructions

EnhancementAdd/Edit and Search (New Field)

The new "Special Conditions"  field will make it easier to search for properties disclosed as bank-owned, short-sale, In Foreclosure Process, etc. 

This is a required field when entering a listing.  It is a multi-select field. The field choices are Bankruptcy, Estate, HUD, In Foreclosure Process, None, Relocation, REO/Lender Owned, Short Sale/Subject to Lender Approval, Subject to Court Approval and VA.   The Special Conditions field provides the ability to search for these type listings (on the Quick Search page toward the bottom) while minimizing liability because the Special Conditions field and options will not appear on any MLS-provided report, similar to how actual square footage is hidden.

EnhancementAdd/Edit, Search, Reports (New Field)The new field "Green Certification" will assist listing agents with mostly new construction the opportunity to list entities that evaluate and certify a dwelling as environmentally friendly. have received a "Green" certificaton.  This is not a required field.  It is a multi-select field.  The field choices are EarthCraft House, Environment for Living, Energy Star, LEED Home, NAHB National Green Building Standard and NC Healthy Built Homes.
EnhancementAdd/Edit, Search, Reports (New Field)The new field "HERS Index"  will allow members to enter the Home Energy Rating System Index.  The HERS Index is a scoring system established by the Residential Energy Services NetworkThis is not a required field.  The field will only except number between 0 and 100.   The lower a home's HERS Index, the more energy efficient it is. EnhancementReports, Archive HistoryThe DOM (Days On Market) is now a link available on Full Reports, clicking on this link will open a new window with archive history based on the address of the listing you are viewing. The DOM link is found in the Listing Info section of the Full Report.
EnhancementNew Reports

"Full Report w/Media" and "Customer Full Report w/Media" are new reports that will allow you to view and print the report and media page.

Previously you had to print the full report, then print the media page separately.  Now you can select these reports when searching and print both the report and media page at once.
EnhancementReportsThe Full Reports will now display a link called "Open House Available" if an open house is available for that listing.If an open house is available the link will appear in the Listing Info section of the Full Report.
Enhancement Add/Edit, Reports (Status)

The statuses Contingent and Conditional have been renamed to "Contingent Continue to Show" and "Conditional Continue to Show" on the agent and customer reports.   The definition for these statuses along with the Pending status are also available as a link to definition of the status on agent and customer reports.

Upon changing the status of a listing to contingent, conditional or pending the system will pop up a window that displays the definition with the options to click on OK or Cancel.

This was done in effort to educate members on how to properly use and understand these statuses.

Fix/CorrectionCustomer Reports

The label for list price (LP) has been removed from customer reports that are submitted as auction listings. 

Auction listings have different options to describe the pricing and List Price (LP) does not properly represent the dollar amount entered for auction listings.  The Auction/Bid Info field has options that describe the dollar amount and those options are displayed below the dollar amount.

Fix/CorrectionMappingTEMPO mapping was updated last publish to allow printing the zoomed in version of the map.  With this enhancement some functionality was lost.  You could no longer create your own text and columns such as beds, baths, list price, sales price was missing.  This information is now available when printing a map.

FixClient GatewayClient Gateway headers (Just Listed, Back On Market, Price Increase, Price Decrease, and "This property is no longer available…") are now updating properly.When the prospect views the client gateway for a specific search the system will remove any headers (just listed, price increase/decrease, back on market, and "This property is no longer available...") the next day. IF the prospect does not view the client gateway within 7 days from the last time it was viewed, the headers will be removed automatically by the system.
FixFinancial SheetThe MIP (1 month) calculation was incorrect on the buyers closing cost financial sheet. It has been correct to calculate like the following: ((Principal amount * .005)/ 12)The Monthly PMI or MIP calculation has also been fixed.
FixMappingListing status for Rentals on print map page – Previously the rental status was displaying “Auction” instead of “Available” on the map print page. This has been corrected.
FixMediaPreviously if a listing only had a PDF/RTF file attached with no picture the system would display the media as a dead link. A valid link is now available on listings that have no picture but does have other type of media attached.
FixProspect List pageThe prospect import function was not working properly. During an import of a file with contacts (tab separated value) the process would return an error. Importing is now working properly.
UpdateAdd/Edit - New Field optionThe option "Workshop" has been added to the “level room” fields (main, upper, lower, third, basement)This option is available in the property category Single Family and Condo/Townhouse.
UpdateAdd/Edit - New Field optionThe option "Fitness Center" has been added to the field "Community Features."This option is available in the property category Single Family Condo/Townhouse and Rentals.
UpdateAdd/Edit - New Field optionThe option "Craftsman" has been added to the field "Style".This option is available in the property category Single Family Condo/Townhouse and Rentals.

UpdateCustom Report - New Field AvailableThe "Selling Agent" field is now an available field when creating a custom report.
UpdateMapping - PrintingTEMPO™ Microsoft Virtual Earth mapping has been updated with the ability to print your desired zoomed version of the map. Previously the system automatically printed the map with a default zoomed version.A few fields are missing from the map print page (MLS# Beds, Baths). These columns will be added in a future update along with possible map pointer updates as well.
UpdateReports - Auction ListingsLP (list price) has been removed from the full and brief reports for auction listings . Update/FixCMA WizardThe Suggested list price field will no longer auto-populate from the Avg Adj Sales Price (Step #7 in the CMA Wizard). The suggested list price is now just an average of the adjusted sales price The Total HLA is now adjusted only by the dollar amount that is entered by the agent in the adjustment column which previously affected the Avg Adj Sales Price.

EnhancementTEMPO™ MappingDriving Directions has been updated.You can map up to 8 locations but now there is an option to search routes by longest distance, shortest distance, w/highways w/o highway, etc. You can also add in public destinations.
EnhancementField name change."Total Fin HLA" to "Total HLA".We have changed the name of the field Total Fin HLA (Total Finished Heated Living Area) to "Total HLA". CMLS believe having Finished and Heated is redundant so we removed Finished. We also changed the level rooms for example we have changed "Upper Heated SqFt" to "Upper HLA". The new field names will appear on the Add/Edit page, search page, search result page and reports.

EnhancementAdd/Edit - EditNew option "On Demand water heater" has been added to the field HVAC.
EnhancementMy Page - Office Broker - Office ParticipationThis area has been updated where as each broker-in-charge may choose to send listing data including or excluding street addresses on listing data sent to the IDX program or publically accessible Web sites.The current office participation defaults will stay the same.
EnhancementMedia Page - Virtual TourThe link that usually displays the virtual tour address has been changed to "Click Here for Virtual Tour".
FixQuick Search - DownloadThe download option on the Quick Search page has been sporadically duplicating listing information into the download. This has been fixed.
FixPrinting Temporarily Off Market ReportsTOM reports were printing on two pages due to the formatting of the report. This has been resolved.
FixMy Page - Preferences - Email PreferencesThe signature text box has been enlarged to better view and edit your e-mail signature.
UpdateTEMPO™ Report EditorThe TEMPO™ Report Editor has been removed due to issues with the new square footage range fields and low utilization.

The Appointment phone will automatically default to the CSS appointment phone number when entering a new listing. The Appointment field is editable. If you do not want to use the CSS phone number simply remove the default number and update.
EnhancementAdd/Edit - Property ListA new button called "Showing Instructions" will be added to the Property List page as an option. This will log you into CSS online for the listing(s) selected.Once you have a new active listing in the system it takes up to 30 minutes for the listing to update to CSS.
EnhancementAdd/Edit - Save Confirmation When saving a listing from the Edit page you will now have a link to CSS on the Save Confirmation page.
EnhancementAgent Full ReportA new CSS icon has been added to the Listing Information section on the agent full report. This icon will allow you to login to CSS online and setup a showing for that listing.Listings that have CSS's 704 or 800 number as the appointment phone the CSS icon will appear. If the appointment phone is different the CSS link will not appear.
EnhancementAgent Brief ReportA new CSS icon has been added to the Listing Information section on the agent brief report. FixRemove Single Family AttachedThe new "Single Family Attached" field that was added to TEMPO on October 16, 2007 has been removed.  The field was misunderstood and being misused. CMLS staff attempted to define "single family attached" to give members guidance on the field's intended use, but municipalities within the CMLS service area have varying standards.  Therefore, the field has been disabled. The "Single Family" property category can only be used for detached single-family housing.  Any dwelling that is attached to another dwelling must be listed under either Condo/Townhouse or Multi-Family property categories.

Enhancement Reports - Compensation displayIf compensation is reported on a listing and is less that 1% it will now display with a zero in the whole number place.Example: 0.8% instead of .8%

When a price change of $500 or more has been made to a lsitng that is 75K or less the system will send this as an update in the Auto-Notify. EnhancementSearch - Realist CMA Wizard IntegrationThe Realist comparables are being integrated into the TEMPO™ Comparative Market Analysis (CMA) Wizard, allowing you to pull unlisted properties from the Realist tax database directly in to the TEMPO™ CMA Wizard.Once you run a quick search (or custom search) the CMA Wizard button will be available, as usual. When going through the CMA Wizard step #6 you will have the option to use "Search Tax Records for Additional Comparable Properties". Correction/FixProspects - Updating Custom Searches and Client GatewayPreviously when updating custom searches for prospects the system removed all listings from the Client Gateway search. The system did not send listings that match the updated custom search to the Gateway. The system has been fixed to send listings that match the updated criteria to the Gateway the next time auto-notify runs.Listings added under Favorites, Possibilities and Rejects are not affected.
Correction/FixReports - Agent Inventory and Productivity Reports.The TEMPO™ Agent Inventory and Agent Productivity reports will now include listings if you were the co-listing and/or co-selling agent. View your Agent Inventory reports to make sure they are accurate if you were listed as the co-listing and/or co-selling agent on a listing.
Correction/FixReports - Archive Search printingThere is now a printer friendly button available on the Archive search results page for better printing results of this report.
Correction/FixAdd/Edit - New ListingWhen using "Get Tax Data" the street names will no longer populate into the listing from the tax records.
Correction/FixCustomer ReportRTF files are no longer available on the Customer Report media page.
Correction/FixAdd/EditThe system will no longer allow the pipe "|" sign to be typed in the directions, remarks, agent remarks, company remarks and image descriptions fields.

When adding a new listing, or editing an existing listing, you will be prompted to update these fields. If these fields do not relate to your listing please fill in accordingly (use none for Third Level Rm and "0" for Baths and SqFt fields).

FixClient Gateway -Custom Search - |_Unfinshed_Prospect_Search_|Creating a custom search through the Client Gateway Add New Prospect function in certain circumstances would automatically name the search |_Unfinshed_Prospect_Search_| This has been resolved.
FixCustom Search names (expanded to 50 characters when modifying)Client Gateway allowed a custom search name of 50 characters, but when modifying a custom search it cuts of the name at 25 characters thus creating a new custom search. Searches can now have up to 50 Characters for the name.

EnhancementEnd User License Agreement (EULA) introducedThe EULA formalizes the collective ownership interests of listing agents, brokerages and CMLS. On a quarterly basis, CMLS applies for group registration of the copyright. The registered group copyright equips CMLS to protect the MLS data against unauthoriUpon your first log-in to the system, all CMLS users will be required to agree to the terms of a new end user license agreement (EULA).
EnhancementAdvance Navigation BarTEMPO™ users will notice a new Advance Navigation bar at the top of the screen that features a more modern look and feel, with icons and drop down menus that are easier to use. Some of the menus and sub-menus have also been updated. My Page menu now contains sub-menu options for Head Broker, Office Broker, and Ranking Reports (these options are available according to an individual’s permission level). EnhancementSearch - Open House SearchThe Advanced Open House Search features a more modern look and feel, and introduces a new way to search for open houses.The enhancement introduces a new way to search for open houses. There are two tabs, Search Criteria and Search Results. For more information on how to use this new functionality click on the Help '?' icon then go to Search - Open House Search.
EnhancementMy Page - Head Broker/Office BrokerSpecific Head Broker and Office Broker Reports search have been updated.  You can now select multiple statuses and multiple property types for better reporting.Updated Head Broker Reports: Office Performance, Agent Performance and Market Penetration. TEMPO will stop sending autonofication emails to non-deliverable (NDR) email addresses, and will notify the agent when a prospect has an invalid email address. Prospects will be given the ability to opt-out of receiving emails from the agent, which only CMLS staff may override. These additional protections will enhance the reliability of email from TEMPO for all users.Agents should explore the additional email functionality.
